About the Program – This course will teach what the cost approach is and how to best utilize it to determine the replacement cost of commercial buildings and other improvements in the USA and Canada. Students will learn how to arrive at an accurate and reliable cost approach.
The Commercial Cost Handbook provides a complete, authoritative appraisal guide for developing replacement costs along with depreciated values of a wide variety of commercial buildings and other improvements. It contains indexes of building costs as well as a great deal of useful miscellaneous information for anyone interested in cost and value.
The first half of the class will demonstrate how to effectively use the physical Commercial Cost Handbook, while the latter half will focus on using the online SwiftEstimator.
CE Credit – Credit Hours: 7 hours (35 AI Points) . This program is approved by the Appraisal Institute for 35 AI points and for 7 hours of CE credit by NH and VT. Applications have been submitted to MA, ME, and RI. There will be no credit provided in other states.
One hundred percent (100%) attendance is required for all Appraisal Institute education programs. Credit and a course completion certificate can only be issued by attending 100% of the course. The Land Trust Alliance is a national land conservation organization that represents nearly 1,000 land conservation organizations across the country and is the go-to resource for these organizations to learn the skills and acquire the knowledge to effectively conserve and steward land in perpetuity. Accurate and timely appraisals by qualified professionals are a key component of virtually all land conservation transactions—especially those utilizing federal funds and requiring Yellow Book appraisals. Across the country, the rate of conservation is limited by an acute shortage of qualified appraisers. The problem will only get worse with imminent retirements and there aren’t enough new appraisers becoming licensed to replace them. As a result, conservation projects are being delayed or set aside with some landowners unwilling to wait for land trusts to complete their valuations.
The Alliance is proud to partner with the Appraisal Institute to deliver this subsidized training on Uniform Appraisal Standards for Federal Land Acquisitions. Appraisers who are interested in conducting appraisals for conservation projects are eligible for a $300 stipend that can be applied toward their registration fee.
