This online course trains appraisers in topics related to valuation bias and fair housing laws and regulations and fulfills specifications provided by the Appraisal Qualifications Board (AQB). It will enable all appraisers, both residential and non-residential, to learn more about civil rights protections and best practices for report writing so they can maintain compliance with federal agency rules. The course also provides in-depth information about the civil rights complaint process. Filled with Supreme Court cases and discussion prompts, this program provides ample opportunities for participants to consider both historic and contemporary fair housing topics.

Ultimately, Valuation Bias and Fair Housing Laws and Regulations is a comprehensive guide covering recent discourse about valuation bias and best practices related to federal fair housing laws.

Requirements

According to requirements set forth by the Appraisal Qualifications Board (AQB), appraisers must successfully complete a course that meets the content requirements of the Valuation Bias and Fair Housing Laws and Regulations Outline every two calendar years.

Appraisers must complete a 7-hour course the first time they meet the AQB continuing education requirement for Valuation Bias and Fair Housing.  Every two calendar years thereafter, the course length must be at least four (4) hours.

Individuals must complete an 8-hour course to meet AQB qualifying education core curriculum requirements. This course, which is required to obtain or upgrade an appraiser credential, is identical to the 7-hour version but also includes a one-hour mandatory exam. Information about the exam is included within the course.

Participation Guidelines:   Students must have webcam/iphone/ipad/smartphone capability to participate and receive continuing education credit. The platform will be interactive and live. The instructor must be able to physically see and interact with all students and students must be able see and interact with the instructor. Participants do not need a paid account from ZOOM to participate.

A copy of your driver’s license must be emailed to the Chapter office as verification after you have registered for the offering no later than noon on September 6th via email.

Only those students who provide the photo identification and “attend” the program in its entirety will receive a certificate of completion. Once registered, students will be emailed log-in/access information.

Continuing Education:  Credit Hours: 6 hours.

This course is approved for 30 AI CE points as well as six hours of CE credit by MA (Approval #120077), RI (Approval #REA-0001330-CE) and ME.

Many markets are reporting a housing shortage particularly in the affordable housing sector.  As a result, municipalities are updating their zoning laws to allow one or more accessory dwelling units (ADUs) to be added to single-unit housing. If you are an appraiser involved in residential valuation where ADUs are part of this growing trend, this seminar is for you. It provides an overview on ADUs focusing on the description, legal concerns, valuation methods, and techniques needed to value them. You’ll learn about the valuation challenges and discover how the recent changes in the secondary mortgage market selling guidelines now provide more guidance and flexibility in valuing and financing ADUs. This seminar will help you complete appraisal assignments with ADUs competently.

Continuing Education Credit: This program is approved by the Appraisal Institute and the states of MA and ME. Applications have been sent to the states of RI and NH for 2 hours of CE credit. Reach out to the Chapter office about receiving CT CE credit.
